Introduction

Considering the severe restrictions (see chapter HISTORY) it happens to be difficult but nevertheless not impossible to purchase a property in Switzerland. Following details are very important and will act upon your principle's choice, for you are offered two major ways of purchasing your property:

  1. In buying a permanent residence - which means transferring his definitive domicile as well as his job to Switzerland - the future owner and Swiss resident will come accross only little restrictions and compromises whilst looking for his property. Before obtaining the "Swiss Resident" status, the applicant must follow many procedures which, however, do not guarantee any eventual success. The chances in obtaining the residency might be increased if the Non-Swiss national represents a sure guarantee as well as a fiscal interest for Switzerland.
  2. The other alternative consists in buying a secondary residence in Switzerland. This means the Non-Swiss buyer will keep his domicile as well as his fiscal address unchanged, i.e. abroad. This solution, however, is limited to some areas only, were Federal sales authorizations are available for foreigners. We will introduce you to this areas on the following chapters.
Conclusion: Almost all real estate offers in Switzerland are exclusively intended for "Swiss Residents", whether they are Swiss nationals or not.
